LOCATION

The V & L Ranch is located in Dawes County, Nebraska, 10 miles south of Crawford, Nebraska and two miles west of Highway 71 on West Belmont Road on all weather gravel county roads. Chadron, the county seat of Dawes County, is approximately 40 miles to the east. Scottsbluff is 65 miles to the south and the Black Hills are about 85 miles north. The ranch is an easy drive and just a few hours from Denver.

AREA

Crawford calls itself the "the Garden beyond the Sandhills" and is known as the big game capital of Nebraska. From the South Dakota border on the north to the Niobrara River on the south, the Wyoming state line on the west and the sandhills on the east, Sioux and Dawes Counties are filled with scenic splendor, wide open skies, beautiful sunsets, starlit nights, history, geology and wildlife. The pine-covered hills of the Nebraska National Forest and the Pine Ridge are full of trails for hiking and horseback riding. The Pine Ridge area is renowned for its deer and Merriams turkey hunting. In addition, the elk population is increasing dramatically.

The last remount depot of the US Army, Fort Robinson, is just west of Crawford and approximately 15 miles from the ranch on US Highway 20. Its historical significance during the Indian Wars, World War I and II are revealed in the displays at the Fort Robinson Museum complex. Fort Robinson State Park offers nearly 22,000 acres of wide open and wild country blending history and natural beauty with abundant recreation opportunities for the whole family. Additionally, Fort Robinson offers the Post Playhouse Theater, trail rides, fishing, museums, cabins, camping (both rustic and improved) and hosts events such as weddings and reunions as well as numerous horse related events and shows.

Other area activities include PRCA Old Timers, high school and college rodeos, the Pine Ridge Motorcycle Enduro, rock and gun shows, the annual "Ride the Ridge" trail ride, Fur Trade Days, county fairs, farmers markets, art shows, water skiing, boating on Box Butte Reservoir and Whitney Lake, and golfing at two exceptional golf courses.

ACREAGE

The V & L Ranch consists of 1,800+/- acres with the following breakdown:
410+/- Acres Pine covered grassland and canyons
849+/- Acres Grassland
542+/- Acres in Cropland

The 542+/- Cropland acres are enrolled in the USDA Conservation Reserve Program (CRP). The grasslands and Ponderosa Pine forests are in excellent condition and provide for livestock grazing and excellent habitat for deer, elk, turkey and other wild game. The grass pastures are currently leased on a cash basis.

The terms of the CRP and Pasture rental are as follows:
CRP:
Annual payments of $19,861 each October.
Final payment October 2027.
Parcel 1: 223+/- acres at $39.65 per acre.
Parcel 2: 321+/- acres at $34.33 per acre.

Pasture Lease:
Year to year for approximately 1000 acres starting May 10 to November 10th
Current payments are $6,400 in May and $6,400 in November.
Pasture has exceptionally good grass.
Current lessee interested in a continued 2018 lease arrangement.

Elk, deer, turkey and other wild birds are abundant on this property due to the CRP programs, limited human access and good grass/water availability.

The ranch could be used in many ways such as direct livestock operations, leasing out the agriculture operations or taking in cows or yearlings in the summer on a grass lease basis. Additionally, the hunting rights could be leased to one of several local outfitters or on a per-harvested animal and bird basis. A typical operation might involve running 125 to 150 head year round (subject to precipitation and management practices) and taking in elk, deer and bird hunters during the hunting seasons.

HUNTING

The property is located in the Hat Creek Management Unit (Land and in Scotts Bluff, Box Butte, Dawes and Sioux counties north of U.S. Hwy. 26 and west of Neb. highways 71 and 2.)

Currently about 3,000 elk wander the Northeastern Panhandle of Nebraska. Thanks to the effort of the Nebraska Game and Parks, the cooperation of private landowners and money raised through permit sales, the species is back on its native soil. Approximately half of the state’s elk live in northwest Nebraska’s Pine Ridge. They are descendants of animals that migrated into Nebraska from Wyoming along the Pine Ridge escarpment in the 1960's. Herd health and size is so good that Game and Parks has expanded the size of elk-hunting units and increased opportunities to take a trophy bull.

NEBRASKA GAME & PARKS COMMISSION

Big game hunting and viewing opportunities in Nebraska are available for five species: white-tailed deer, mule deer, pronghorn, elk and bighorn sheep. RECREATION

The V & L Ranch provides excellent opportunities for wild mule deer, whitetail deer, elk and bird hunting. The ranch is large enough to offer economics of a livestock operation and to hold wildlife on the property. The diverse land type offers a variety of other recreational activities including hiking, biking, horseback riding, four wheeling and winter snowmobiling. The installation of remote rustic cabins may offer additional recreation revenue as well as a bed and breakfast or hunting ranch services. In addition to its natural wildlife, the "Pine Ridge" area is fast becoming known for its variety of horse and horseman events ranging from world-class cutting and rodeos to trail rides and breed shows.

IMPROVEMENTS

The V & L Ranch has older but functional improvements that support all the uses for which the ranch is intended, including a year round livestock operation and a full scale hunting property. Improvements include a house, grain bin, and Quonset shop.
