LOCATION

The Jones Farm is located at approximately three miles east of the town of Lochbuie, Colorado. Hudson is approximately three miles farther east of the farm.

ACREAGE AND DESCRIPTION

The farm has 91 acres with approximately 72 acres which are irrigated with two Valley Center Pivots. The land is mainly flat with some rolling areas. The views from the ranch are 360 degrees with the views of the magnificent Rocky Mountains to the west being spectacular. The farm has 2,917 feet of frontage on the I-76 frontage road.

OPERATIONS

The farm is and has been for many years, an alfalfa/hay producing operation on 72 irrigated acres. If desired, a new owner could utilize all or part of the acreage for other crops. No farm equipment is included in the sale.

WATER RIGHTS AND RESOURCES

The farm holds 10 shares of Burlington Ditch and Reservoir Co. and four shares of Farmers Reservoir and Irrigation Co. THE WATER RIGHTS ARE NOT INCLUDED IN THE ASKING PRICE, but may be purchased, but not before the sale of the property. Three phase industrial power is already in place. There is a large pit for receiving the irrigation water to be used by the center pivots. The septic system has 1,000-gallon tank and two leach fields. There are no mineral rights.

IMPROVEMENTS

The residence is a brick 3,872 square foot four-bedroom, three and one-half bathroom house. The master bedroom/bathroom with jetted tub is on the main level along with two other bedrooms, each with full bathrooms.

The spacious kitchen has ample cupboard space, dishwasher, range/oven and a dining alcove with three windows allowing viewing of the mountains and other surroundings.
