The 2,857 acres of Rancho Colorado, is a combination of flat to rolling hills with some breaks and gullies near Puelbo, Colorado. The house sits on a hilltop, which is the highest spot on the property. The views from the house, and many other parts of the property, are outstanding and unobstructed in all directions. The Wet Mountains to the west, with Greenhorn Mountain on the southern end of the range, are the most prominent. To the south is a large body of water named Stem Beach and on most days you can see the Spanish Peaks (two mountains side by side). The elevation on the ranch varies from 5,344 feet at the highest point to about 5,000 feet at the lowest. The ranch is currently used for grazing cattle, from late spring thru the early fall months. The properties in proximity to the ranch vary in size and are mostly zoned agriculture.
Rancho Colorado is six miles southwest of Pueblo, Colorado. Colorado Springs is approximately 45 miles and Denver is approximately 110 miles from the ranch. Santa Fe, New Mexico can be reached in roughly four hours to the south. The access road in to the main house, off of Highway 78, is approximately 1.25 miles long and is asphalt paved, with a short stretch of gravel.
The residence is a two story of frame construction with a flat composition roof and a stucco exterior. The second level, which is the primary living area, can be accessed via stairway or an elevator, which is carpeted and has tongue and groove paneling on the walls.
There are three bedrooms and three full bathrooms on the upper level. The master bedroom has two of the three bathrooms. Each bathroom is completely separate from the other and each is accessed thru good sized walk-in (thru) closets. The kitchen has light oak cabinetry, built-in peninsula table, two wood framed skylights, ceiling fan, pantry and a serving window between the kitchen and the dining / living room area. The sunroom, which can be accessed from the living room or the kitchen, provides panoramic views of the surrounding area and evening sunsets.
On the main level there is an 809 square foot office, which could also be used as a family room, a great workout or recreation room. A second room, which is also currently used as an office and a third, adjoining room, offer a multitude of uses including storage space.
Additionally there is laundry room, mechanical room and a pool, which might be a short lap pool. The two-car garage is oversized and a portion of it is currently being used as a workshop.
Rancho Colorado’s 2,857 acres Zoned A-1, agriculture, in addition there is a 640-acre State of Colorado lease which permits grazing for 32 cow/calf pair for four months. Vegetation is a mixture native grasses common in the area, primarily Blue Gramma, Side Oats Gramma, Crested Wheatgrass and Sand Dropseed.
There is one well on the property that is permitted for irrigation use but has not been used for same.
The well, located in Section 25, is 1,040 feet deep, and at the time it was permitted yielded 500 gpm m/l. The permit limits the total annual production to 800 acre feet which can be used to irrigate 400 acres. (Note: No acreage has been irrigated, and any prospective Buyer interested in purchasing the ranch should have the water tested to determine whether it is suitable for irrigation purposes. Water from the well is currently being used for livestock.) Domestic water for household use is brought in by truck and deposited into a 2,000 gal. cistern.
Any mineral rights owned by Seller and appurtenant to the property will be conveyed.
Two of the photos used in the marketing were taken when the house was furnished. The house is not sold with furnishings.
Two unattached parcels on the east side of the ranch, 141.67 acres and 159.56 acres can be purchased separately. Prices available upon request.
