The 313+/- acres of CR4 Ranch lies at the base of the foothills of the Rocky Mountains in a rural area of Berthoud, Colorado. There are two spring-fed seasonal creeks and two large ponds, with no improvements other than fencing, and it is surrounded by rural acreages varying in size. With views of the front range mountains, the property would be perfect for a private cattle and horse ranch or prime development property to split into smaller parcels.

A beautiful and peaceful ranch to make it your own by design or a profitable small acreage development property - this one has it all.

The ranch is located between Longmont and Loveland Colorado in the foothills, just minutes from each city. It has easy access from two County Roads and sits just a few miles from Carter Lake. Berthoud is a quiet but growing farming community with a small town feel and property values are on the rise.

The acreage varies from flat pasture land, to rolling slopes and a rock ridge area with the seasonal creeks meandering through the property. All grass is native and has not been grazed much. The two ponds round out the property and have a scenic view to the mountains. The property has very private aspects due to the location. Many areas would be suitable for building or placing outbuildings.

The land has small herds of deer and elk. Smaller wildlife is present along with some game birds, and birds of prey. The ranch is close to boating, fishing, National Parks, hiking, golfing and many sports, shopping and restaurant venues.

While there are no irrigation rights, the seasonal creeks, a good water table and the ponds are beneficial. A well or district water would need to be installed to further the development of the property. 25% of the mineral rights held do convey with the land. The property is zoned agricultural.

TAXES: $139.92 (2017)
