Williams & Willingham Ranch consists of 5,150 acres of grass pasture, 4,510 acres are deeded with a 640-acre state lease. The pasture is level to gently rolling with lush grama and buffalo grasses that have not been grazed for three seasons. The ranch has pipelines feeding the stock tanks throughout the property as well as many earthen dam and has a stocking capacity for approximately 170 cow/calf pairs on a year around basis at 30 acres a pair. Wildlife includes mule deer, antelope, quail and other game.

The ranch is 30 miles north of La Junta, Colorado, 94 miles east of Colorado Springs and 61 mile south of Limon. Location from Karval, Colorado, take County Road S south for 10 miles, then continue south on County Road 38 when you reach a curve in the road and it changes to County Road 39. Continue going south to County Road F and the property is on the right or north side of County Road F.
