  • Farm, ranch, and recreational land all carry a story, a purpose, and a responsibility. My experience as a farmer, rancher, cattleman, outdoorsman, auctioneer, consultant, and broker helps me guide clients with practical knowledge and honest perspective. That is what Live It to Know It means to me.

About Rick Kusel

Rick Kusel is a seasoned farm, ranch, agricultural, and recreational land broker with decades of firsthand experience in land ownership, livestock operations, farm and ranch consulting, auctions, and rural real estate. Licensed in Nebraska, Kansas, South Dakota, Colorado, Wyoming, and Oklahoma, Rick helps buyers and sellers navigate complex land transactions across the central and western United States.

Rick’s background reflects the Mason & Morse Ranch Company philosophy: Live It to Know It. He has lived the work, managed the land, raised the livestock, operated the equipment, and built the relationships that matter in rural real estate. His clients benefit from practical experience, market knowledge, and a deep understanding of what makes a farm, ranch, or recreational property valuable.

A fifth-generation farmer and rancher, Rick grew up in western Iowa on his family’s grain and livestock farm. There, he developed the work ethic and land-based perspective that continue to guide his approach as a broker. After working in the Wyoming oilfields, Rick returned to Iowa and purchased the family farm from his grandparents. He raised corn, soybeans, small grains, and alfalfa while operating a 1,500-head cattle feedlot, a farrow-to-finish hog operation, an 80-head cow herd, and a small trucking business.

That hands-on experience gives Rick a strong working knowledge of agricultural production, cattle operations, rural infrastructure, carrying capacity, equipment needs, water, access, improvements, and long-term land stewardship. Whether representing a working cattle ranch, productive farmland, hunting property, recreational acreage, or multi-use rural property, Rick evaluates land from both an operational and investment perspective.

In 1994, Rick moved to Akron, Colorado, where he entered the John Deere business as a salesman and was soon promoted to General Manager of a successful dealership. He earned his Colorado real estate license in 2001 and shortly thereafter committed his full attention to real estate and farm and ranch consulting. Rick later graduated from Western College of Auctioneering in Billings, Montana, and has served as an auctioneer, ringman, and auction professional on numerous successful sales.

Today, Rick specializes in farm, ranch, agricultural, and recreational properties throughout Nebraska, Colorado, South Dakota, Wyoming, and Oklahoma. His multi-state licensing and practical land experience allow him to serve clients across a wide range of property types, including cattle ranches, working farms, recreational land, hunting properties, rural estates, and investment-grade agricultural assets.

An avid outdoorsman, Rick has spent much of his life hunting, fishing, and trapping across multiple states. That outdoor experience gives him a strong appreciation for wildlife habitat, water resources, recreational value, access, and the stewardship responsibilities that come with land ownership. He also served for 20 years as a volunteer fireman and has been active in agricultural leadership, including service with the Iowa Cattlemen’s Association at both the local and state levels. In 1990, he was recognized as one of Iowa’s Outstanding Young Cattlemen.

Rick remains active in his community, church, and agricultural circles. He and his wife, Jessica, were married in 2016 and enjoy spending time with their four children and six grandchildren. Rick continues to feed cattle, operate his own cow herd, and consult with farms and ranches across multiple western states.

For buyers and sellers searching for an experienced ranch broker, farmland broker, recreational land specialist, or rural real estate advisor in Nebraska, Kansas, South Dakota, Colorado, Wyoming, and Oklahoma, Rick brings the credibility, knowledge, and practical skill set required to represent land well. He understands that rural real estate is more than acreage on a map. It is production, water, access, family legacy, recreation, stewardship.
