Oklahoma Grass Ranch With Wind Royalties and Home Selling in Multi-Parcel Auction Set For July 27th Presented Mason & Morse Farm Ranch Company

The states wind energy capacity is growing and consistently ranks in the top five states for total installed capacity. Tract 1: 16 +/- acres out of the NE corner of the NW/4 of Section 21-T01N-R13E ECM, Texas County, Oklahoma
This Will Be a Stand Alone Tract.  It will not be allowed to be combined with any other tract(s). With frontage on County Road FF, this Homestead Tract is the perfect tract for someone looking for country living.  Just 4 miles southwest of Goodwell, Oklahoma via Highway 54 and 3 miles south on Mile 20 Rd, it’s a short commute to school or work in the Oklahoma Panhandle and northern Texas Panhandle. Consider this tract in combination with Tract 2 or 3, if you are looking for a larger place. Combining Tracts 1, 2, and 3 would give you a total of 320 +/- acres.

Tract 2: NW/4 of Section 21-T01N-R13E ECM, save and except 16 +/- acres out of the NE corner of the quarter, Texas County, Oklahoma is approximately 144 +/- acres of native grassland and expired CRP with county road access on two sides (County Road FF and Mile 20 Rd). The North Fork of the Frisco Creek runs through this tract. Combining this tract with the Homestead Tract (Tract 1) would give you access to the domestic well or consider purchasing Tract 2 and Tract 3 for more grazing acreage and access to the windmill on Tract 3.

Tract 3: NE/4 of Section 21-T01N-R13E ECM, Texas County, Oklahoma is just east of the Homestead Tract is this 160 +/- acre tract of native grass and expired CRP. Livestock water is provided by a windmill. Access is provided on the north side of this tract via County Rd FF. The North Fork of the Frisco Creek also runs through this tract.  Combining this tract with Tract 2 would give you approximately 304 +/- acres of native grassland.  You could add Tract 1 - Homestead Tract for a nice livestock operation.

Tract 4: S/2 of Section 21-T01N-R13E ECM, Texas County, Oklahoma is  320 +/- acres of native grass is not all this half-section has to offer. There are five (5) Wind Turbines running east / west through the middle of the tract. These turbines offer an annual income of approximately $23,500, based on the 2022 payment.  The Wind lease and royalty will convey to the Buyer (see the complete Auction Terms & Conditions). This tract also has two windmills, making a nice set up for livestock grazing. Access to this tract is provided by Mile 20 Rd on the west side of the tract.

Tract 5: NW/4 Section 28-T01N-R13E ECM, Texas County, Oklahoma is off of Mile 20 Rd and offers access along the west side of this quarter section of expired CRP. This 160 +/- acre tract could be just the right size place for your operation or new home site.  The existing Wind lease includes this tract even though there are no turbines in place.  Annual income from this lease is approximately $11,500 for this Tract, based on the 2022 payment.  The Wind lease and royalty will convey to the Buyer (see the complete Auction Terms & Conditions). You could combine this tract with other tracts in this auction for more grazing acres and additional access.
