Mason & Morse Ranch Company Welcomes Experienced Farm and Ranch Broker Rick Kusel
Mason & Morse Ranch Company is pleased to welcome Rick Kusel, an experienced farm and ranch real estate broker, auctioneer, cattleman and agricultural consultant, to the company’s team of specialized land professionals.
Based in Lemoyne, Nebraska, Rick brings decades of firsthand experience in agriculture, livestock production, farm and ranch ownership, agricultural business management, auctions and rural real estate. He is licensed in Nebraska, Kansas, South Dakota, Colorado, Wyoming and Oklahoma, serving farm, ranch and recreational land buyers and sellers throughout the Great Plains and Rocky Mountain West.
Who Is Farm and Ranch Broker Rick Kusel?
Rick Kusel is a fifth-generation farmer and rancher whose understanding of land began long before he entered the real estate business.
Rick grew up on his family’s grain and livestock operation in western Iowa and later purchased the family farm from his grandparents. His agricultural experience includes raising corn, soybeans, small grains and alfalfa while operating a 1,500-head cattle feedlot, a farrow-to-finish hog operation, an 80-head cow herd and a small trucking business.
That background gives Rick a perspective on farm and ranch real estate that extends well beyond acreage, improvements and comparable sales.
He understands the practical factors that can influence how agricultural land operates and what contributes to its value, including water resources, forage, soils, carrying capacity, livestock infrastructure, access, improvements, equipment needs, wildlife habitat and long-term land stewardship.
“Farm, ranch and recreational land all carry a story, a purpose and a responsibility. My experience as a farmer, rancher, cattleman, outdoorsman, auctioneer, consultant and broker helps me serve clients with practical knowledge and an honest perspective. That is what Live It to Know It® means to me.”
Decades of Agricultural and Land Brokerage Experience
Rick’s professional career has remained closely connected to agriculture.
After working in the Wyoming oilfields, he returned to Iowa and farming before relocating to Akron, Colorado, in 1994. There, he entered the John Deere business and advanced from sales to general manager of a successful dealership.
Rick earned his Colorado real estate license in 2001 and soon transitioned into farm and ranch real estate and agricultural consulting. In 2007, he graduated from the Western College of Auctioneering in Billings, Montana and has since worked as an auctioneer, ringman and auction professional on numerous land and agricultural sales.
Today, Rick continues to feed cattle, operate his own cow herd and consult with agricultural operations while representing buyers and sellers of working farms, cattle ranches, farmland, recreational properties, hunting land and other rural real estate.
Why Does Agricultural Experience Matter in Farm and Ranch Real Estate?
Farm and ranch real estate often requires specialized knowledge because the value and functionality of rural property can depend on far more than acreage and location.
A working cattle ranch, for example, may need to be evaluated for grazing capacity, water distribution, fencing, livestock handling facilities, forage resources and seasonal operating considerations.
A productive farm may require an understanding of soils, irrigation and water resources, production history, agricultural improvements and overall operating economics.
For recreational and hunting properties, wildlife habitat, water, access, topography and the relationship between agricultural production and recreational use can all play an important role.
Rick’s experience across these areas allows him to look at rural property through the eyes of an operator, landowner and broker.
“A good land broker should be able to walk a property with an owner and understand why certain improvements were made, how the operation functions and where the real value is. Every property is different, and every owner has different objectives. The first job is to listen.”
A Land Broker Who Understands the Owner’s Side of the Fence
For many farm and ranch owners, selling land involves much more than completing a real estate transaction. A property may represent generations of work, family history, a working agricultural business and substantial equity built over decades.
Understanding those factors—and understanding the owner’s objectives—is an important part of effectively representing a farm, ranch or agricultural property for sale.
“Rick understands land from the owner’s and operator’s side of the fence,” said Bart Miller, ALC, Managing Partner and Broker of Mason & Morse Ranch Company.
“Rick is a seasoned land broker, but what really distinguishes him is the depth of experience behind that. He has raised crops, fed cattle, operated equipment, managed agricultural businesses and represented buyers and sellers in land transactions. He also brings an extensive network built over decades in agriculture and rural real estate. When a client is making an important decision about a farm or ranch, that combination of firsthand knowledge, relationships and brokerage experience matters. It fits naturally with our Live It to Know It® philosophy.”
Farm, Ranch and Recreational Real Estate Across Six States
Rick is licensed in Nebraska, Kansas, South Dakota, Colorado, Wyoming and Oklahoma, allowing him to represent landowners and buyers throughout a significant agricultural region spanning the central and western United States.
His experience is particularly well suited to properties where agricultural productivity, operational considerations and land value are closely connected, including:
- Working cattle ranches
- Farms and productive farmland
- Irrigated agricultural properties
- Grazing and livestock properties
- Recreational land
- Hunting properties
- Investment agricultural properties
- Rural real estate and acreage
A Lifetime Connected to Agriculture and Rural Communities
Rick’s involvement in agriculture and rural communities extends beyond his professional career.
He served for 20 years as a volunteer firefighter and held leadership roles with the Iowa Cattlemen’s Association at both the local and state levels. In 1990, he was recognized as one of Iowa’s Outstanding Young Cattlemen.
Rick is also an avid outdoorsman who has spent much of his life hunting, fishing and trapping. That experience provides additional perspective when evaluating recreational land, hunting properties, wildlife habitat and land stewardship.
Rick’s addition strengthens Mason & Morse Ranch Company’s ability to serve landowners and buyers across Nebraska and the central United States while connecting his regional knowledge, agricultural experience and established relationships with the company’s broader national marketing and brokerage platform.
