LOCATION & AREA

This Niobrara River Grass Ranch is located in northwest Cherry County, NE along the Niobrara River and between Gordon and Merriman. The ranch is accessed by a county road that travels south from Highway 20.

The area is predominantly comprised of medium and large sized ranches with some farming evident in the area. The lands are in a transitional area where the Plains with more loamy soils meet the Sand Hills. The Sand Hills are well known as some of the best grazing lands in North America.

Gordon is the main trade area offering most major services. Larger towns offering commercial air service and specialized medical services are located at Valentine, Alliance and Scotts Bluff.

ACREAGE

The property is comprised of 4,080 acres of deeded lands. The grassland is excellent Sand Hills grassland that is flat to undulating. The water quality and quantity is excellent and from windmills and access to the Niobrara River.

The ranch has one pivot irrigation system comprising 120 +/- acres. The pivot is a Zimmatic 7 tower system with 100 HP motor. The well is about 340 feet in depth with static water at about 60 feet. The pivot is nozzled for 700 gallons per minute.

RECREATION

This Niobrara River offers a multitude of recreation opportunities from hunting and wildlife viewing of deer (Whitetail and Mule Deer), antelope, coyotes, raccoons, badgers, raptors and others to canoeing on the river and enjoying the diverse landscape. The river at this point in the system offers water that is clear, cool and 6 to 18 inches deep. The habitat diversity of trees, brush, bottomland grass make for a great home for a multitude of wildlife.
