LOCATION
Chatellen Horse Farm is conveniently located just five miles east of Interstate 25 on County Road 74 (also Harmony Road), just to the south east of Fort Collins, CO. All access to the farm is via paved roads. Fort Collins is a thriving community of approximately 130,000 residents. It is home to Colorado State University and the well known CSU Equine hospital and reproductive facility. Fort Collins has been voted as one of the best places in the U.S. several times by Money Magazine and others. Culturally, Fort Collins is known for shops, music venues, arts, microbreweries and numerous festivals. The city has a well balanced economy with a good mix of businesses.

ACREAGE AND DESCRIPTION
The 126 acres has a gentle slope on the east side, which aides in irrigation. The land then levels out where the three acre pond and equestrian center is located. The home site is separate from the equestrian area and overlooks the pastures, pond and also the equestrian area. The acreage has extensive landscaping around all structures, including a tree lined paved driveway leading up to the home from the gated entry.

OPERATIONS
The 90 acres of grass hay is irrigated via pipe and also has risers spread over the property for irrigation with a gun. In addition, 19 of the 90 acres is sub-irrigated via punch tape and underground pump. The pump is large enough to allow sub-irrigation of the entire 90 acres in the future, if desired.

The grass hay is fertilized annually and has historically produced 150 to 170 tons of hay from two cuttings. The hay storage area will hold over 2,000 small bales and is large enough to accommodate a stacking wagon.

The horse facility could easily accommodate over 20 horses. There is a Dressage trainer working from the facility, and managing the operation. There are currently 10 to 12 horses on site, two of which are the owners. All pastures and turn out areas are constructed of pipe and wire with stud alleys between each. Stalls, pastures and turn outs have heated automatic waterers. There is a large trailer parking area with easy access and turn around.

WATER RIGHTS AND RESOURCES
Selling with the property are four shares of Larimer Weld water and two shares of Windsor Reservoir and accompanying ditch rights. There is a large, three acre irrigation pond on the property. Domestic water is supplied by North Weld Water.

IMPROVEMENTS - HOME
The main residence is a 6,500 square foot Mountain Mission style was custom built in 2002. It has a three car attached garage and a two car detached garage. The exterior is Stucco with extensive use of native Colorado stone, including the large columns. There is a large patio area on the east side, with a water feature and pergola. EQUESTRIAN CENTER
The indoor arena is 80’ wide by 200’ long, with an overhead door in the east side. It is fully insulated, has side light panels, overhead halogen lights and fans. The floor of the indoor arena consists of high quality sand, mixed with rubber chips for excellent footing. The indoor arena was laser leveled in the past year and has been treated for dust control.

Attached to the indoor arena is the 7 stall, heated barn. All stalls are 12’ by 12’ and have outdoor runs attached to them. The barn also has a large office, grain room, wash bays, stocks and veterinary area, washer and dryer and bathroom. All stalls have rubber mats.

Adjacent to the barn and indoor arena are two 3 sided shed rows with rubber matted stalls and a gate system to turn out horses. The shed rows face south, and has several turn out areas and options. Six of the stalls are 12’ by 12’, and three are 14’ by 18’. There is room for two additional stalls.

The outdoor arena is 150’ by 300’ with all weather footing. Around the facility there are 9 individual turnouts and 6 pastures with loafing sheds. All have stud alleys.
