LOCALE
Centennial, Wyoming lies in western Albany County and approximately 27 miles west of Laramie, WY.  The area is rich in history as well as recreational amenities.  Early settlements arrived at support logging activities related to building the trans-continental railway (circa 1863-1869).  The discovery of gold on Centennial Mountain in 1875 attracted early settlers to the area.  Mining for gold, copper and coal extended off and on until about 1923.  Today, cattle ranching and recreation are the prevalent industries.

The Medicine Bow Mountains are a mountain range in the Rocky Mountains that extend 100 miles from northern Colorado into southern Wyoming. The northern extent of this range is the sub-range known as the Snowy Range.

Laramie, Wyoming (2019 pop. 32,000) is the county seat and home to the University of Wyoming and Wyoming Technical Institute.  Laramie, lying along the Laramie River and Interstate 80, has a regional airport offering daily roundtrip flights to Denver International Airport.

LOCATION
The property is located just south of Centennial and about 27 miles west of Laramie.  Laramie is approximately 150 miles north of Denver, Colorado.

ACREAGE
Cross Creek Ranch lies in two nearly adjoining parcels consisting of a total of 370 acres.  The acreage ranges from irrigated meadows to upland grassland to aspen and pine covered forests which grade into coniferous forests going into the National Forest.

The home and arena parcel (220.75 acres) are largely mountainous with large stands of Aspen with some scattered Pine trees and open grassland.  The lower parcel (150.02 acres) is largely irrigated or sub-irrigated bottomland with water rights.  Acreage figures are from Albany County Assessor data.  Currently, about 60+ acres are harvested for hay with additional irrigated acreage being used for pasture.  Please contact the brokers for water right detail.

IMPROVEMENTS
The ranch boasts a 6,080 square foot Swedish Cope log home, architecturally designed by Joe P. Robbins of Steamboat Springs.  Construction excellence is shown throughout the home with its oversized logs and log-jointed corners, overhead beams and Marvin windows.  The focal point of the home is a large great room with a sunken living room and wood-burning fireplace with wood plank floors and open ceilings with large, exposed log beams.  A dining room and open kitchen complement the great room accented by Saltillo tile floors.  The kitchen has upgraded appliances, pine cabinetry, granite counters, center island with a cook top and custom designed Aspen Latia designed to make the kitchen warm and inviting.  The main floor leads down a hallway to a den and the master bedroom/bathroom.  Across from the entry and hall bath is another hallway leading to the guest room suite, laundry room and three-car garage.  Above the guest suite is a bonus room with plumbing which could be another bedroom, office or crafts room.  A lower level hosts a family room, large bedroom with multiple beds for family/friends as well as a full bathroom and additional storage.  The home is heated with in-floor heating from a dual source system using wood pellets and propane fired boilers.  The electric system is supplemented with solar panels which greatly reduces the electric cost.

Also impressive is the massive 150’ x 300’ indoor clear span beam indoor arena constructed with large steel beams on concrete pilings and metal siding.  The upslope west wall is constructed of concrete composing nearly 700 tons of concrete.  The building is fully insulated and heated with radiant propane ceiling heaters with large rollup doors on each end.  The arena is situated within a large Aspen Grove which allows it to be mostly hidden and unobtrusive to the surrounding beauty.  The inside of the arena is finished with a roping setup consisting of wood fencing, roping boxes, chute and return alley.  There are three stalls, a workshop area, hay storage and restroom inside the building.  An overhang on the east side provides equipment and additional hay storage which is accessed by a drive through sliding door.  Outside the building is a large parking area and pipe pens for cattle.

RECREATION
The ranch is ideal for trophy big game hunting and wildlife viewing.  With irrigated hay fields nearby, live water spring sources, and adjoining the national forest, this property consistently produces both the quality and quantity of big game that southern Wyoming is famous for.

Wildlife abounds in these mountains, with elk, mule and whitetail deer, moose, black bear, mountain lions, antelope, coyotes, marmots, pika, Richardson’s ground squirrels, bobcats, and lynx as well as a tremendous variety of birds. Brook and rainbow trout as well as grayling and golden trout are found in the streams.
