LOCATION
Jack Creek Ranch is situated in one of the premier recreational locations in Colorado. Located on the southeast flank of Thorpe Mountain, this exceptional recreational opportunity overlooks Stagecoach Reservoir immediately to the southeast and the Flat Tops to the southwest. The ranch is about 15 miles southwest of Steamboat Springs and Steamboat Ski Resort. The ranch is secluded at the end of a gravel road which provides good year around access, with private maintenance. Easily accessible, travel time from Yampa Valley Regional Airport is less than an hour and caters to convenient private and commercial travel. The Front Range and Denver International Airport is around three hours. Eagle County Regional Airport is nearly an hour south along Interstate 70.

ACREAGE AND DESCRIPTION
Elevation on the property ranges from approximately 7,600 feet to around 8,600 feet. The ranch delivers a great recipe for recreation and wildlife habitat. Mixed timber gives way to small open meadows. Topography and vegetation allow for great seclusion and several small basins within the ranch boundary to hold and provide cover for wildlife. Land cover and topography are complemented by significant water resources. Several adjudicated springs and ponds are spread throughout the ranch in addition to seasonal live water along nearly 0.7 miles of Jack Creek. Overman and French Reservoir provide around 10 surface acres of still water which could be a candidate for a stocking program.

WILDLIFE AND RECREATION
The ranch has historically been managed for wildlife and hunting recreation and is in Game Management Unit (GMU) 15. This unit has over-the-counter tags for elk during archery and two of the four rifle seasons. Mule deer is draw only. ATV trails provide great access throughout the property, wandering through the different vegetation and topography providing for a truly enjoyable excursion.  Additional recreational opportunities abound in the surrounding area including the winter and summer activities at the Steamboat Ski Resort, boating and fishing at Stagecoach Reservoir, flying fishing and floating the Yampa River, and wandering the Flat Tops Wilderness Area and surrounding national forest.

WATER RIGHTS AND RESOURCES
There are numerous springs, ponds, and reservoirs within the property. A separate list of water rights is available.

IMPROVEMENTS
The property has had numerous structures placed upon it over the years for purposes of providing shelter during the hunting seasons, however none are considered to add attributable value to the property.

INVESTMENT CONSIDERATIONS
The number of existing properties of this size within such proximity to one of Colorado’s top resort destinations will continue to be a driving factor in value.  One could easily offset a portion of the purchase price of this property with the placement of a conservation easement capturing the rawness of this beautiful land in perpetuity.  The other consideration is the value added by meeting the demand for pristine mountain settings within the valley.  One with the right vision could carry this property in either direction and create value and opportunity in enhancing this truly unique mountain setting.

HISTORY
The property has served as a recreational and hunting property for several generations. It has proven to be a consistent producer of game year after year.
