LOCATION

Cottonwood Creek Ranch is located approximately 13 miles from Volborg, 30 miles northwest of Broadus, Montana and 50 miles south of Miles City. The property is readily accessible from MT Highway 59 via 12 miles of county gravel road.

Broadus is the county seat of Powder River County. The main economic driving force is agriculture. The Broadus post office was established in 1900, and named after the Broadus family, early settlers in the area. When the town's streets were being planned, they were made wide enough for a horse-drawn carriage to turn around. The original streets are still this wide today. Broadus is often called one of the "biggest little towns in the West." Broadus is known today for its cattle, oil and outstanding school system. Visitors can stop by the Powder River Historical Museum to admire the general store, the original county jail, E. B. Ranch chuckwagon, antique cars, pioneer photos and Native American artifacts.

This property consists of 440+/- deeded acres. The ranch is predominately open grassland which has approximately 250+/- acres of farm ground planted to alfalfa and hay barley. They also occasionally combine the alfalfa for seed on a second cutting. It also has an abundance of hay every year to run a small herd of cattle year round and sell the remainder of the hay.

The contrasting landscapes on the property offer a variety of habitat for wildlife including mule deer, antelope, sharptail grouse, pheasants. There have even been elk spotted in the area.
