Close Details

The acreage is located just east of Eaton, just north of a paved county road.  The small town of Galeton is about a mile east of the property, with farmland between. The entire area is mostly farming, with many multi- generation families, which embodies a strong rural community.  Schools in the area are highly rated. Yet, you will be just minutes from Fort Collins, Windsor and Greeley and they offer all amenities.

The acreage consists of two contiguous parcels. The south parcel consists of 5.03 acres.  The home sits on this parcel, along with a storage/garden shed. Approximately three acres of this parcel is fenced and safe for pets and livestock. It is fully landscaped and irrigated containing many mature trees and shrubs (80+). A nice lawn area surrounds the home.

The north parcel consists of 6.78 acres.  The outbuilding/shop sits on this acreage.  It has its own driveway access.  The bulk of this acreage and the balance of approximately 2 acres of the south parcel is all in native grass and has a gentle slope to the southeast.  Both parcels were surveyed in 2021 and survey is available to buyer. Historically, the current owner gets one cutting of grass hay per year.

Many species of birds frequent the property.  There are deer that meander through from time to time. Due to the gently sloping back acreage, this would be an idea setup for a horse barn, paddocks and pasture areas.  The soils in this area are mostly loam to sandy loam. The current owner has a safety fenced area for goats and chickens, and whatever you desire.

There is one well on the property (Permit #79256).  Originally installed in 1977, the well was inspected and tested in 2021. The well pumps over 15 gallons per minute.  It was drilled to 320 feet and has a static level of 122’ plus.  Allowed uses on file with the state are household, lawn/garden up to 1 acre and livestock use.  Although there are irrigation ditches (mostly underground) on the west edge of the property along the County Road, there are no water or ditch rights that convey with the property.

The two-story farmhouse dates back to 1910, and was the original homestead of the well-known Bay family, and are still farming neighbors in the area.  The home was tastefully fully remodeled in 2016, with updates in 2020.  The home appliances in the gourmet kitchen are all top of the line.  They include a Wolf gas range/oven combo, the cooktop is gas and the oven is electric.  The refrigerator is a Sub Zero high capacity and there is a Wolf Warming Drawer/Microwave combo, Jenn-Air Beverage Cooler, custom vented range hood, Fisher & Paykel Dual Drawer Dishwasher and LG Front load Steam Washer and Steam Dryer.  The home has state of the art HVAC that includes Radiant in floor heating, 2 LG Inverters with Heat Pumps and 4 LC Mini Split Head Units that provide both heating and cooling.  For those with allergies, there is no forced air.  The main floor is gray, wood grain tile with the radiant in-floor heating, as is the main floor bath.  The kitchen and guest bath countertops are Quartz with a custom stone backsplash in the kitchen. Granite is used in the master upstairs. Custom cabinetry throughout with slow close hinging.  Vintage vanity in the master.

All the windows were replaced in 2016, making the home very quiet.  Hard wired cellular boost and three separate Trex decking patio areas, one covered on the west side, one to the east for sunrises and one south facing off the living area double French doors.  All surrounded by a park like lawn and garden area with close to 80 trees, surrounded by a white vinyl metal lined, pet safe fencing.  5 Hydrants and professional landscape irrigation.

Built in 2020, the 60’ x 60’ (3600 sq ft) two story metal shop is a buyer’s dream.  It has a 16’ x 60’ covered concrete patio with sliding barn doors to interior of building, with 4” fiber mesh concrete on patio.  The two-story building is designed for a future upper mezzanine, to be built-out for a barn-dominium or studio/office.  The building has two 18’ tall x 16’ wide overhead drive through doors with commercial grade openers.  One 12’ tall x 16’ wide garage door.  2 man doors, and 4 night sensing exterior lights.  The interior is fully insulated with R-48 in the ceiling and R-32 in the walls, drywalled and painted with a metal wainscoting.  Concrete floors are 6” polished concrete and there are two 50’ 150,000 BTU radiant tube heaters, each tube having its own thermostat.  The future mezzanine is prewired for lighting and outlets.  Also 20’ of concrete reinforcement in both directions on NW corner of the building for the mezzanine posts.  Cellular signal booster hardwired in the building.  Everything you can think of!
