LOCATION

Located 40 miles south of Steamboat and 54 miles Northwest of Vail, off of Highway 131 and just east of the small town of Toponas. Access is north of and right off of State Highway 134, providing good paved road access becoming very private as you move into the heart of the ranch with rising elevations and exceptional views of the surrounding mountain ranges such as the New York and Red Table ranges.

ACREAGE

The ranch comprises 3,689 acres of deeded lands. Grassy sage grazing ground give way to rolling hills backed up by alpine terrain covered in Aspen and pine trees. Currently used for summer grazing, the owners run 350 pairs of cattle on the ranch for five months in addition to approximately 160-acres of hay meadow are irrigated and harvested. Generations ago additional lands were farmed at one time when lettuce, potatoes and other crops were grown commercially in this area.
While a working ranch in its current use producing income from the natural grasses, the ranch offers excellent hunting and recreational opportunities.

WATER RIGHTS

The property has significant water rights including surface and stored water with 25.59 CFS of adjudicated surface water rights delivered through seven ditches. The ranch has storage rights in the including 44 Acre Feet in the Toponas Rock No. 2 Reservoir and 13 Acre Feet in the E. M. Curry Reservoir. Domestic water for the home is spring fed from the Surprise Ditch.

IMPROVEMENTS

The ranch is adequately improved with a newer two-bedroom, two-bath home, large barn, open faced shed, and storage shed and corrals at the headquarters. There is a set of shipping corrals and scales at the highway entrance and a hunting cabin in the far northern reaches of the property.

RECREATION

Within an easy drive from the ranch you can reach the recreation-oriented towns of Steamboat Springs, Beaver Creek, Vail and Copper Mountain; each provide endless summer and winter opportunities.
Topography and terrain on the ranch is easily accessible to horseback riding, ATV, UTV, Cross country skiing, snowmobiling, and just about anything else one would do. You will find large elk and deer numbers both on and off the ranch in the Routt National Forest. Game trails for elk and deer abound on the property and almost on a daily basis elk and deer can be spotted traversing the property from the ponds, through the meadows and to the treed cover on the north side of the ranch.
The property provides excellent habitat for elk and mule deer with a large variety of vegetative mix, ample water resources and plenty of seclusion. The property is located in GMU 15 with a mix of over the counter and draw licenses. In the fall the basic wildlife movement is from the higher to lower elevation in response to weather and/or hunter activity on the public land. Colorado has the largest elk herd in the world with a cow to bull ratio of 4:1 and sometimes they can walk right up to your door.
